What is House Washing?

House washing is the removal of organic material and pollutants from exterior surfaces using high-volume low-pressure cleaning methods. Common organic materials include algae, mold, moss, pollen and lichen. Pollutants such as dirt, soot, rust stains and efflorescence may also be carefully removed during the house wash involving additional processes. Specialized cleaning to remove oil and graffiti is available by a case-by-case basis.

What do you use to clean and is it safe?

The most common chemical used is Sodium Hypochlorite (SH), a salt-based cleaning/disinfecting agent that is similar to bleach. SH is the industry leading chemical used and is not a store-bought product. It is diluted to about 1% concentration for standard house washing, 3% for brick and 5-6% for roofs. Sensitive plants that are at risk for exposure are watered heavily, covered if needed, and rinsed with an SH neutralizer. The final rinse of a house wash leaves no concentration of chemicals that could harm humans, pets or wildlife.

Precautions are also taken to Follow the EPA clean water act. No wash water enters storm drains or precious water ways. Specialized acids and neutralizers are used to remove rust stains, efflorescence, oxidation and during wood restoration. If the job requires the use of additional chemicals, it will be discussed, and the application explained.

There are so called “green” or “eco friendly” products that are a little misleading and they, in my experience and opinion, are no less “harmful” than the standard cleaning agents. The EPA manages chemicals in their “Safer Choice Program” but none are truly green/safe which is why careful practice and rinsing is followed.

Are you licensed and insured?

PA does not have a license for exterior cleaning but we are a state-registered business that pays applicable taxes and is fully insured for exterior cleaning. The Certificate of Insurance is available, and a copy is included in the contract for service. I strongly recommend asking any contractor for proof of their COI before work is started.
